What must I bring with me to tour an apartment?

Cell phone and goverment issued photo ID.

What are your application and administrative charges?

$75 application fee per applicant and $250 administration fee per household.

What are the income and credit qualifications?

2.5 times per ZRS policy. Proof of income will need to be uploaded into a third-party link called Snappt. Snappt accepts PDF download of one month of pay statements or three months of bank statements.

What is acceptable “proof of income” to sign a lease?

PDF download of one month of pay statements or three months of bank statements.

What happens if I qualify for an apartment, but my roommate does not?

The roommate will not be approved to lease/live onsite.

Is my security deposit totally refundable?

Yes, minus any potential damage charges or final rent/water charges.

If I get a job transfer, can I break the lease?

You would have to provide written notice, pay the termination fee in accordance with your lease, and pay back any concessions given.

Can I change to a month-to-month lease plan after my first year?

Lease will automatically default into a MTM lease after completion, unless you renew or give a 60-day written notice. A month-to-month rate will apply. You can remain MTM for no longer than 3 months.

Do you accept short term leases?

We do not offer leases under 7 months.

Am I required to have renters' insurance?

Yes, $300,000 personal liability and the policy must have your unit and list all adults on the lease.

Do you offer corporate apartments?

Yes, through verified 3rd party services approved with ZRS.

If something needs to be repaired in my apartment, how do I report it?

All service requests can be entered directly through the resident portal. Service requests are completed in order of submission with emergencies taking priority.

When is my rent payment due?

1st of the month with grace period until the 3rd and late fee's posted on the 4th, this includes holidays.

Will you accept electronic payments from my bank?

Yes, you can pay online and set up recurring ACH payments via the resident portal. No transaction fees apply for recurring ACH payments. We also accept Visa, Mastercard, American Express, and Discover (see transaction fees below). Please note that if an online payment doesn't go through, a $50 NSF fee will incur and subject rent payment to certified funds only. Visa: Each card transaction will have a service fee of 3.1% of the monthly scheduled billing charges on that residents account (concessions/credits not included). Mastercard, American Express, and Discover: Each card transaction will have a service fee of 3.1% of the transaction amount. Online payments will not be accepted as of the 4th of the month and must be paid by certified cashier's check.

There is a person who might be staying with me for a while, is that permitted by the lease?

They will be allowed to visit no more than 14 consecutive days before needing to be added to the lease.

Do you have reserved parking?

Yes, there is a $40 monthly cost associated with a reserved parking space.

I have a motorcycle, where can I park it?

In any parking space designated for vehicles.

My children live with me in the summer; do I need to notify your office when they arrive?

Yes, the office should be made aware and they should be added to the lease as minor occupants.

Do you have cable services?

Yes, bulk cable/internet is provided with your monthly valet package of $125 through Spectrum.

Are gas grills permitted at your property?

No, there are gas grills provided in each courtyard and two by the pool.

Is there any additional storage space available at your property?

Yes, based on availability. Small storage for $50/mo and $100/mo for Large storage.

Are residents permitted to paint their apartment?

Yes, but must paint or be charged to return color back to original color upon move out.

Will you accept my delivery packages for me?

No, all residents should register for parcel pending package service.

BREED RESTRICTIONS: Excluded dog breeds include Akita, Alaskan Malamute, American Bull Dog, American Pit Bull Terrier, American or Bull Staffordshire Terrier, Bullmastiff, Bull Terrier, Chinese Shar-Pei, Dalmatian, Doberman Pinscher, Presa Canario, Pit Bull, Rottweiler, Siberian Husky, Stafford Terrier, Chow, German Shepherd and any mix thereof. Letter required by Certified Veterinarian for proof of breed, weight, and required vaccinations.
